Sashes that drop or stick
On single- and double-hung windows, worn balances or broken cords stop the sash from staying open. Replacement balances are made for most vinyl and aluminum units, and the job usually takes under an hour per window.
Sliders that drag
Aluminum sliders, common in older valley tract homes, wear out their rollers and collect grit in the track. New rollers and a cleaned track often bring them back. A bent track or a frame out of square is a bigger job.
Latches, locks and cranks
Broken latches, stripped casement operators and missing keepers are usually stock parts. Bring a photo of any brand label or stamp on the frame; it speeds up matching.
Fogged or broken glass
Fog between the panes means the seal on the insulated glass unit has failed. The fix is a new sealed unit set into the existing sash. See window glass replacement and double-pane windows.

Repairs under Title 24
California's energy code treats glass replaced in an existing sash and frame, or a sash replaced in an existing frame, as a repair, provided the replacement performs at least as well as the original. A repair does not have to meet the replacement-window limits (U-factor 0.27 and SHGC 0.23 in Climate Zones 11 and 12). Hardware and balance repairs don't touch the energy code at all.
Glass next to doors, near tubs and showers, and in large low panes must be tempered. A repair shop will check that before cutting new glass.
Repair or replace?
- Repair when the frame is sound and the problem is one part: a balance, rollers, a latch, one fogged unit.
- Replace when several windows have failed seals, the frames are single-pane aluminum or rotted wood, or the repair quote approaches the cost of a new unit (about $450 to $1,200 installed for most windows, per national guides).
- Mix both: many homeowners repair a few good windows and replace the worst. An installer can quote both options in one visit.
