Skylight Replacement in Sacramento

Skylight replacement swaps an old, leaking, cloudy or overheating skylight for a new rated unit, usually with new flashing where it meets the roof. Sacramento Clear View Windows is a referral service: we connect you with an independent, licensed installer who quotes and does the work. Below: the types, the energy code limits for replaced skylights, permits and national costs.

Signs a skylight needs replacing

  • Leaks or stains around the shaft after rain, often from failed flashing or a cracked curb.
  • Yellowed or crazed acrylic domes, common on older bubble skylights.
  • Fog between panes on glass units, meaning the seal has failed.
  • Summer heat: an old clear dome on a west or south roof plane can overheat a room in valley summers.

If you're re-roofing, replace the skylight at the same time; flashing it twice costs more.

Skylight types

Fixed

Doesn't open, has no moving parts to fail, and is the most common replacement. Fixr puts material at about $295 to $537.

Venting

Opens manually or with a motor to let hot air out, useful in kitchens, baths and vaulted rooms. Material runs about $574 to $1,044.

Tubular

A small roof dome and a reflective tube bring daylight into halls and closets without a framed shaft. Material runs about $229 to $417.

Title 24 limits for replaced skylights

Under the 2025 California energy code, a skylight that replaces an existing one must have a U-factor of 0.40 or lower and an SHGC of 0.30 or lower. Both appear on the NFRC label, which must stay on until the inspector signs off. Low-e glass is how most glass skylights meet the SHGC limit; it also cuts the glare and heat that make old domes unpopular in summer.

Skylights also count toward the natural light a habitable room needs, so removing one entirely can matter for code. More on ratings: energy-efficient windows.

Permits and cost

Rocklin's building division states that replacing windows and skylights requires a permit, and Sacramento County requires permits for window replacement in unincorporated areas. Plan on a permit wherever you are; a resized opening also involves roof framing. Your installer normally files it.

Fixr puts a typical skylight installation at about $1,080 to $1,966 nationally, averaging $1,523, with replacement labor around $176 to $320 on top of the unit. Roof type, shaft length and flashing kits move the price. Main guide: window replacement in Sacramento.
