Window Replacement in Antelope, CA

Antelope is a north Sacramento County community of subdivisions near the Roseville line, and a lot of its homes are two-story tract houses. That makes bedroom windows the center of most projects: rooms that run hot upstairs, egress size rules, and noise from busy roads. This page works through those, plus the county permit and the energy numbers. We connect you with an independent, licensed installer who quotes and completes the job.

Why the upstairs runs hot

Heat rises, and a second-floor bedroom on the west side of a house picks up late-day sun on top of it. Older builder-grade windows with clear glass let much of that solar heat straight through. Replacement units with a low-e coating and a low solar heat gain coefficient (SHGC) block a large share of it before it reaches the room.

If you can only do part of the house this year, start with the west- and south-facing upstairs rooms. A smaller first phase may also qualify for the code's small-job allowance described below.

Bedroom windows and egress

Every sleeping room needs an emergency escape opening. In the 2025 California Residential Code that rule lives in section R319 (it used to be R310). For a new egress opening, the published minimums are:

RequirementMinimum or maximum
Net clear opening5.7 sq ft (5.0 sq ft at grade floor)
Clear opening height24 in.
Clear opening width20 in.
Sill height above floor44 in. max

Replacement windows can get some relief. The model code exempts a replacement unit from the size rules when it is the manufacturer's largest standard size that fits the existing opening and keeps the same operating style, but California's version may not match word for word. Ask the installer and the county inspector before you change a bedroom window's style, for example from a slider to a double-hung window, since that can shrink the clear opening.

Road noise on the edges of the neighborhood

Homes backing onto Watt Avenue, Elverta Road, Antelope Road or the stretch toward I-80 deal with steady traffic sound. Dual-pane glass is a clear step up from single pane, and laminated glass on the street side helps further. Tell the installer which bedrooms face the road so those openings can be quoted with the noise in mind. See double-pane windows for how the glass layers work.

Permit, utility and energy rules

Sacramento County permit

Antelope is unincorporated, so permits come from Sacramento County. Since January 1, 2010 the county has required a permit to replace windows, including retrofit installs. Applications can be filed online through the county's Accela portal, usually by the installer.

Energy limits

Confirm Antelope's climate zone by ZIP code. Under the 2025 Title 24 standards, both Zone 11 and Zone 12 cap replacement windows at a U-factor of 0.27 and an SHGC of 0.23, with U-0.40 and SHGC-0.35 allowed on jobs of 75 sq ft of window or less.

SMUD and credits

SMUD serves Antelope. Its Home Performance Program page does not list a window rebate, and the federal 25C credit does not apply to windows installed after December 31, 2025.

FAQ

Antelope: Common Questions

Is a county permit part of an Antelope window job?

Yes. Antelope is unincorporated Sacramento County, which has required a permit for window replacement since January 1, 2010.

Will a new bedroom window have to be bigger to meet egress?

Not necessarily. Rules for replacement windows differ from those for new openings. Ask the installer and the county inspector, especially if you are changing the window's operating style.

Which rooms should I replace first?

The ones that bother you most, which in two-story homes is usually the west-facing upstairs bedrooms. A job of 75 sq ft of window or less can use the code's small-job limits.

How do I verify the installer?

Look up their license at cslb.ca.gov. Window installers commonly hold a C-17 glazing license.
