Mid-century houses and their window openings
Most of the area's homes went up between the end of World War II and 1970, when farm tracts from the old Rancho del Paso grant were built out into middle-class neighborhoods along Watt, Howe, Fulton and Eastern avenues. There are also large custom homes near the Del Paso Country Club and along Fair Oaks Boulevard, and a scattering of Googie-style buildings from the same era.
Houses of that period favored long, low walls of glass: a big living-room window, clerestory strips under the eaves and horizontal sliders in the bedrooms. Keeping the mid-century look
Narrow frames
The thin sightlines of an old aluminum frame are part of the style. Fiberglass and some contemporary vinyl lines come closer to that look than bulky standard vinyl. Ask to see frame cross-sections, not just catalog photos.
Grids and color
Many original windows had no grids at all. Dark bronze or black exteriors suit the period; white is cheaper and faster to get. Pick one color for the whole house so additions and original walls match.
Lead-safe work before you open a wall
Nearly every house here predates 1978. Under the EPA's Renovation, Repair and Painting rule, window replacement in pre-1978 housing is always covered, whatever the size of the job, so the firm must be RRP certified and use containment and cleanup practices. Ask for that certificate along with the installer's CSLB license, which you can look up at cslb.ca.gov.
Sacramento County permit
Arden-Arcade is unincorporated, so the permit comes from Sacramento County, not the City of Sacramento. The county has required a permit to replace windows since January 1, 2010, for retrofit and cut-in installs alike, and applications go through its Accela online portal. The installer normally files it and books the final inspection, where NFRC labels, egress and safety glass get checked.
Bedroom windows still have to work as emergency exits. If a new style opens less than the old one, for example a slider replaced by a single-hung, check the clear opening before ordering; egress windows lists the numbers.
Glass ratings for valley summers
Climate zones are assigned by ZIP code, so confirm yours. Neighboring Carmichael is listed in Climate Zone 12, and under the 2025 Title 24 standards Zones 11 and 12 share the same replacement limits:
- U-factor 0.27 or lower and SHGC 0.23 or lower on a standard job.
- U-0.40 and SHGC-0.35 when the whole job is 75 sq ft of window or less.
- New glass in a sound existing sash and frame counts as a repair, provided it performs at least as well as the original.
Big west-facing living-room glass is where a low SHGC pays off most. SMUD supplies electricity here; its home efficiency rebate page lists no window rebate as of this writing, and the federal 25C credit ended for windows installed after December 31, 2025.
