Big openings and custom sizes
Granite Bay sits between Roseville and the west shore of Folsom Lake, which was created in 1955 and gave the community its name. At the 2020 census about 90% of homes were owner-occupied, and many are large custom or semi-custom houses; the whole area sits on granodiorite of the Penryn Pluton.
Those houses often have two-story great-room walls, arched transoms and wide door walls to the yard. Units that size are usually made to order, so lead times are longer than for stock sizes, and the quote should list each opening separately.
Frame materials for large, dark or tall windows
Fiberglass
Stiff and dimensionally stable, so it holds up on big units and takes dark exterior colors well. See fiberglass windows.
Wood and clad wood
The look many custom homes were built with. Exterior cladding cuts upkeep; interior wood can be stained to match trim. See wood windows.
Vinyl
The lowest-cost option and fine for secondary rooms, but very large or dark vinyl units are limited. Check the manufacturer's size and color charts.
Placer County permit
Granite Bay is unincorporated, so building permits come from Placer County Building Services, not Roseville. Confirm with the county whether your scope needs a permit and what it must include; any change to opening size, a new opening or structural work certainly does. Your installer normally handles the application.
Ask the installer to check whether your parcel sits in a mapped fire hazard severity zone, where California's wildland-urban interface rules can affect glazing choices.
Glass ratings and safety glass
Climate zones are assigned by ZIP code (95746 and 95661 here). Neighboring Roseville is listed in Climate Zone 11, and under the 2025 Title 24 standards Zones 11 and 12 share the same limits: U-factor 0.27 or lower and SHGC 0.23 or lower for replacement windows, or U-0.40 and SHGC-0.35 when the job is 75 sq ft of window or less.
Big panes low to the floor often need tempered glass: a pane over 9 sq ft with its bottom edge under 18 in. and top edge over 36 in., near a walking surface, is a hazardous location under the residential code. The installer sorts this out at the measure. More: energy-efficient windows and the main guide to window replacement in Sacramento.
